The PDK remodeling process
A remodel runs better when the plan is evident. We ensure the scope is clear, decisions are organized and the jobsite is controlled.
- Align scope and expectations early
- Make selections in a thoughtful sequence
- Protect occupied homes with care
- Document changes in writing before out-of-scope work proceeds
Remodeling Process: Clear Steps and Expectations
Most remodeling stress comes from last-minute decisions, unclear scope, and disjointed sequencing. Our remodeling process keeps the work predictable by aligning priorities and decisions before construction, then maintaining consistent communication throughout the build.

The step-by-step path
1. Initial Contact and Qualification
A short conversation to confirm broad scope, timing, and fit. Then we gather basics (location, inspiration, must-haves, constraints).
2. On-Site Consultation
Walkthrough to align design direction, identify constraints and confirm feasibility. We help establish priorities and budgets.
3. Proposal and selections plan
A detailed proposal with initial scope of work. Create a clear plan to prevent delays and surprises.
4. Design and Planning
Finalize layout, selections and details with in-house design support. When the design is approved, we present the final contract.
5. Pre-Construction Planning
Final measurements, trade coordination, permit planning (if needed), ordering long-lead items and scheduling.
6. Pre-Construction Meeting
Confirm access, home protection, dust control, work hours, communication preference and how change requests are handled.
7. Construction
Work will be executed in planned phases with regular updates. Clean jobsite standards and proactive problem solving if unforeseen conditions are discovered.
8. Punch List, Closeout, and Follow-Up
Final walkthrough, touch-ups, and warranty/maintenance guidance. Post-project check-in and a one-year check-up for minor concerns related to the work performed.

“Pat and his team did a great job with our kitchen and home renovation. Sara, their in-house designer was awesome and helped us with all of the decisions to be made along the way. The team cleaned up everyday and had great attention to detail.”

We use our clear design-build remodeling process so you always know what’s happening and what’s coming next. It starts with understanding how you live in the space and what needs to improve. Then we define the scope, selections, and logistics before construction to prevent rushed, last-minute decisions. During the build, we protect your home from traffic and dust, communicate in the way and frequency you prefer, and document any changes in writing before out-of-scope work proceeds. With in-house design, we shape the layout, finishes, and details into a cohesive plan, and our custom carpentry brings it to life with precision. From the first call through the final walkthrough, we keep expectations clear and deliver a result that feels intentional and is built to last.
Process FAQs
What decisions do we need to make before construction starts?
The big ones are layout direction, key finish selections, and any scope choices that affect trades or lead times. We’ll guide the order so you’re not forced into rushed decisions mid-project.
How often will we hear from you during the build?
You choose the communication frequency that works best for you. Some clients prefer daily on-site check-ins, others want a weekly email recap, and many like updates tied to key milestones and upcoming decisions. We’ll match your preference while keeping you clear on what’s next.
Can we live in the home during the project?
Often, yes. We plan access, protection, dust control and work hours up front so the jobsite stays controlled.
How are changes handled once work starts?
Changes are documented in writing before out-of-scope work proceeds. We’ll outline the impact on scope, timing, and cost (when applicable) so you can approve changes with clear expectations.
Are you licensed and insured?
Yes. Insurance certificates and licenses are available upon request.
